The rent depends on the location, size and condition of your property. After the review you receive a concrete written offer.

Yes. You receive the agreed rent every month – we carry the occupancy risk.

How service charges, electricity, internet and the broadcasting fee are split is set out clearly in the lease. As a rule we cover usage-based costs during the lease.

No. We take on empty, partly furnished and furnished properties. We agree the furnishing with you.

We do. We handle cleaning and small repairs. We report larger damage or defects in the building to you immediately so they can be repaired properly.

Well kept. What happens to the furniture at the end and how the handover works is set out in the lease.

Yes, with a permit. In Cologne, letting to changing guests needs a permit under the housing protection bylaw (Zweckentfremdung). We check this for every property beforehand and take care of the application.

There too we check the local rules for every property before making an offer.

For condominiums we check with you whether the declaration of division and the community rules allow this use.

Our guests are working professionals staying for weeks or months. Clear house rules apply to every stay, for example quiet hours and no parties.
